Buying and renting property#

Plots of land — homes, shops, farms — are bought and rented with the /realty command. There are a few ways to get one: buy it outright, rent it for a set time, make an offer to the owner, or win it at auction.

Most commands act on the plot you're standing in, so go to the property first. You can also name a region explicitly where a command allows it.

Look before you commit#

/realty info

Standing in a plot, this shows whether it's for sale or rent, the price, and who owns it. Browse what's available with:

/realty search
/realty list                # what you already own or rent

Buy a plot#

If a plot has a sale price, buy it outright:

/realty buy

The price leaves your balance and the plot becomes yours.

Rent a plot#

If a plot is offered for rent, take it for its set period:

/realty rent

Renting lasts a fixed time, then expires. Before it runs out you can extend it (up to the limit the landlord allows):

/realty extend

Done with a plot before the term is up? End the rental early and get a prorated refund for the unused time:

/realty unrent

Make an offer#

Not for sale at a fixed price? Propose your own to the owner:

/realty offer send 50000

Then track and complete it:

/realty offer outbox        # offers you've made
/realty offer pay 50000     # pay toward an accepted offer
/realty offer withdraw      # take an offer back

If you're the owner, incoming offers show up in your inbox:

Bid at auction#

Some plots are sold by auction. Check it, then bid:

/realty auction info

If you win, pay what you bid:

/realty auction paybid 12000

Let an agent run sales for you#

Selling a freehold and want help? Invite an agent — a player you authorise to run auctions and handle offers on your behalf:

/realty agent invite Steve

Steve accepts with /realty agent invite accept. Remove one with /realty agent remove Steve. An agent only manages your auctions and offers — they aren't added to the plot and can't build on it or change its settings.

Property tax#

Freehold owners can pay daily property tax, including while offline. Staff configure ordered tag-based rules: each plot belongs to its first matching rule, and each rule calculates a charge from your plot count in that rule. Exemptions and rates vary by server. The shipped catch-all exempts two plots or fewer, but your server may use different rules. Check deductions in /transactions and ask staff about the effective policy; these docs do not publish live Realty rates.

Changing lease terms and ending a lease with notice#

A tenant can request a new price, duration or extension limit with /realty set price <value>, /realty set duration <duration> or /realty set maxextensions <count>. Review /realty modify outbox; the landlord checks /realty modify inbox and accepts/rejects for the plot. Landlord changes normally apply at the next renewal. Staff-only --now can apply an immediate change.

Either landlord or tenant may use /realty terminate to give notice (seven days by default). If the paid term does not cover the notice, tenant-initiated termination can charge whole extensions to cover it. Unused prepaid time is refunded when termination takes effect. The initiator can use /realty terminate cancel. A pending termination prevents ordinary /realty unrent from bypassing that process. /realty rentable false stops future tenants without ending the current tenancy. Read the returned date/charge before assuming the lease ended.

Subplots and previews#

Use /realty subregion wand to mark a footprint, /realty subregion confirm to open the height/creation dialog and /realty subregion clear to discard it. The server checks parent permission, geometry, minimum volume and forbidden tags. The old subregion quickcreate command is no longer the player interface.
